In accordance with the Judgment Order and Decree of Foreclosure entered August 25, 2020, in the above captioned action brought to foreclose that certain mortgage given by Marlene L. Gargiulo and the late Granville R. Gargiulo to MetLife Home Loans, a Division of MetLife Bank, N.A. dated February 10, 2009 and recorded in Book 267 Page 256 of the land records of the Town of Wilmington, of which mortgage the Plaintiff is the present holder, by virtue of the following Assignment of Mortgage: (1) Assignment of Mortgage from MetLife Home Loans, a Division of MetLife Bank, N.A. to Nationstar Mortgage, D/B/A Champion Mortgage Company dated September 5, 2012 and recorded in Book 297 Page 426; (2) Corrective Assignment of Mortgage from MetLife Home Loans, A Division of MetLife Bank, N.A. to Nationstar Mortgage LLC D/B/A Champion Mortgage Company dated December 14, 2012 and recorded in Book 301 Page 382; and (3) Assignment of Mortgage from Nationstar Mortgage LLC D/B/A Champion Mortgage Company to Nationstar Mortgage LLC DBA Champion Mortgage dated October 23, 2019 and recorded in Book 350 Page 47, all of the land records of the Town of Wilmington for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 30 Eagle Drive, Wilmington, Vermont on November 4, 2020 at 12:00 PM all and singular the premises described in said mortgage, To wit: All that certain parcel of land situated in the Township of Wilmington, County of Windham, State of Vermont being known and designated as Unit 24 Mountain Ponds Village. Being more fully described in Deed Book 100, Page 54, Dated 01/25/1985, Recorded 01/28/1985 in Windham County Records. Reference is hereby made to the above instruments and to the records and references contained therein in further aid of this description. Terms of sale: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
